Yardley Flats Named Multifamily Development of the Year, Delivering “Front-Row Living” in Knoxville’s Old City

Yardley Flats, a newly delivered residential community in Knoxville’s vibrant Old City, has been recognized as Multifamily Development of the Year (2026), by CoStar Group underscoring its role in shaping one of the city’s most dynamic and rapidly evolving districts.

Overlooking Covenant Health Park and steps from dining, entertainment and downtown employers, Yardley Flats brings a new level of connected urban living to Knoxville—anchoring continued growth and investment in the Old City.

“This recognition underscores the vision behind Yardley Flats and its impact on the future of downtown Knoxville,” said Joe Fielden, President of Neyland Apartment Associates. “We set out to create more than apartments—we created a community that connects residents directly to the energy of the city.”

Opened in April 2025 alongside the new multi-use stadium, the 233-unit community offers residents a front-row experience to Knoxville’s expanding cultural and entertainment scene.
Designed to blend modern interiors with walkable access to key destinations, Yardley Flats features:

Elevated apartment homes with contemporary finishes

Select residences and shared spaces with stadium views

Immediate access to nightlife, restaurants and employment hubs

A location at the center of Knoxville’s Old City revitalization

A curated collection of amenities—including a resort-style pool, fitness and wellness spaces, social lounges and co-working environments—intentionally designed to frame stadium views and create a front-row living experience that places residents at the center of Knoxville’s most dynamic destination

The development has quickly gained traction in the market, with strong leasing momentum following its opening.

Judges noted the project’s ability to drive vibrancy and economic energy while strengthening the connection between downtown living and major entertainment venues.

Developed by Third Base Residential in partnership with GEM Community Development Group, designed by Poole & Poole Architects, with civil engineering led by Design Innovation Architects and constructed by J.A. Fielden Co., Yardley Flats represents a collaborative effort to deliver a transformative residential experience in Knoxville.

Today, Yardley Flats stands as a cornerstone of the Old City’s continued evolution—bringing residents, culture and community together in one of Knoxville’s most exciting neighborhoods. Visit their website at YardleyFlats.com for more information.
